We were instructed by our client, a private asset management investor in Septmeber 2020 to carry out extensive renovation at this former Eastleigh Council site and to lead its post renovation management on their behalf.

The former council site had become very overgrown and was generally unkempt, needing significant work in order to truly maximise its occupancy and revenue generation.

The Bodmin Road site presented several challenges as a result of its years of neglect. The trees surrounding the area had been suffering from Ash Dieback and posed a danger of the overhanging branches falling, causing damage or injury. When we took over the site the perimeter was not well secured at all, and installing a new fence would be challenging due to the uneven areas of earth around the edge of the site.

  • Arranged with the council removal of overhanging dangerous trees suffering from Ash Dieback
  • Excavated and levelled areas around edge of the site to make way for new fencing
  • Installing new 4-point locking doors
  • Re-felted roofs to replace the old and damaged ones, as well as replacement of broken guttering and fascias
  • New locking gates at site entrance
  • Gardening and de weeding, including washing the concrete and the walls

Within a matter of weeks we had transformed the site into a desirable lock-up location which proved to be highly popular.

Site outcome

The works carried out have majorly improved the site, for the tenants of the lock-ups, the residents nearby, and of course our clients who have seen the value of their site increase as well as the regular income it now generates.

The popularity of the site led to a surge in demand and us quickly achieving a 100% occupancy rate, as well as building a substantial waiting list of future tenants to replace any future movers.

Such is the demand for lock-ups at this site we now let at between £30 – £34 per week for each garage – which represents a huge improvement compared to the previous rate, all while retaining full occupancy and our waiting list

We continue to manage this site on behalf of our client, keeping them up to date with how the site is doing as well as continuing to grow its revenue with regular rent reviews. We conduct regular maintenance work at the site to ensure the continual satisfaction of our tenants and upholding the capital value we have grown in the site.
