When we took over the management of this site on behalf of Grainger Plc, the garages were in very serious disrepair and being used for nefarious activity such as drug taking etc, as well as some being occupied by squatters. They were a major health and safety concern for the landlord, especially as children played adjacent to the garages.

Due to the level of neglect at this site, significant renovations were needed to bring the location up to standard.

  • Replacement of all garage doors with a modern 4-point locking metal door
  • Replaced roofs with a high-quality roofing system
  • Installed electric gates to entrance to improve security and also emergency access gates
  • Cut back overhanging trees
  • Installed road-safety signage
  • Installed site lighting
  • Cleared all rubbish from site and from inside the garages
  • Marked out 30 parking bays & instructed a parking control company to patrol the site and issue permits to tenants

Before these works were carried out there were no garages being let, and therefore no income was being generated by the site. The site was not secure and was open to fly tipping, prolific littering and dumping of rubbish on the site.

Site outcome

From what was once a derelict and income-less site is now a profitable, secure, and low maintenance location which earns in excess of £30,000pa in rental returns for Grainger Plc.

Owing to the comprehensive and throughly planned renovation unrealised income is now maximised and produces the best possible ROI for our client, who receives detailed accounts reports from us each quarter.

Since completion of the renovation we have maintained a 100% let rate on the garage lockups, and at least 80% let rate on the parking bays.

We continue to monitor the site regularly to ensure any potential maintenance issues are dealt with swiftly, ensuring that standards are upheld and customer satisfaction is always maintained at the highest level.
